Don't expect a single guarantee from your builder...expect eight!

At Signature Homes, just satisfying our clients isn't enough. Our aim is to delight them with every aspect of our service and every detail of their new home; and that's not just a vague promise, we back that up with written guarantees. Over the past 25 years, we have developed a guarantee programme that covers every aspect of the building process and we think you'll agree - our guarantees are without a doubt the most comprehensive in the country.
THE SIGNATURE HOMES COMPREHENSIVE GUARANTEE PROGRAMME
1. Home Completion Guarantee
In the unlikely event that a Signature Homes Franchise Builder is unable to complete your home:
Your home will be completed
The franchisor, Signature Homes Limited, will appoint another builder to complete your home to the plans and specifications in your Building Agreement, at no extra cost.
Your Deposit is Protected
A Performance Bond has been issued by The National Bank which, up to the amount of the Bond, allows Signature Homes Guarantees Ltd (SHGL) to require The National Bank to pay it the money to use how it chooses, and from this SHGL will repay the Deposit that you have paid to your Franchise Builder.
Progress Payments Protected
SHGL has been issued with a Performance Bond of $1,000,000 by The National Bank which, up to the amount of the Bond, allows SHGL to require The National Bank to pay it the money to use how it chooses, and from this SHGL will protect your progress payments.
No maximum Total Claim Amount
There is no maximum limit to the amount our clients can claim for, as there are with some other guarantees.

2. Structural Guarantee
Our Obligations:
We, your Signature Homes Franchise Builder, agree to design (if applicable) and construct your home to the highest industry standards. We will guarantee the elements that provide the structural stability† of your home for a period of 10 years. The guarantee will come into effect from the date of your home's Practical Completion.
In the unlikely event that a structural defect becomes apparent, you are required to:
notify your Signature Homes Franchise Builder within fourteen days, so that appropriate remedial action can be taken; and
take any action needed to limit aggravation of the problem until it can be assessed by your Signature Homes Franchise Builder.
† As defined in the New Zealand Building Code
3. Weathertightness Guarantee
Our Obligations:
We, your Signature Homes Franchise Builder, agree to use 'Best Practice'# when constructing your home, enabling us to guarantee its weathertightness† for ten years. The guarantee will come into effect from the date of your home's Practical Completion.
In the unlikely event a weathertightness problem becomes apparent, you are required to:
notify your Signature Homes Franchise Builder within fourteen days, so that appropriate remedial action can be taken; and
take any action needed to limit aggravation of the problem until it can be assessed by your Signature Homes Franchise Builder.

4. No Hidden Extras Guarantee
Our Obligations:
We, your Signature Homes Franchise Builder, guarantee to advise you of all the costs that can be reasonably expected in relation to the contracted work, before the contract is signed.
Please note the following exclusions to this guarantee:
increases in excavation, foundation and drainage costs due to factors not apparent at the time of signing the contract (e.g. solid rock is found beneath the soil on site after excavation has commenced, impeding further foundation work)
increased costs resulting from damage or delays caused by the weather
increased costs resulting from changes to Local Authority requirements
5. Guarantee of Total Price
Our Obligations:
We, your Signature Homes Franchise Builder, guarantee that the Total Contract Price, which we will advise you of in writing before we start building your home, will be the final price you will pay.
Please note the following exclusions to this guarantee:
any variations to your home that you request after the contract is signed; and
any adjustments made to PC Sums.
6. Guarantee of Satisfaction
Our Obligations:
To complete your new home to your satisfaction. That means that we, your Signature Homes Franchise Builder, guarantee to complete your home and any variations to it which you may have requested, constructed:
to the specifications and standards set out in your Building Consent and your Building Contract with us.
in accordance with the manufacturers' or suppliers' instructions for the installation and use of any product or material in your home.
in accordance with good trade practice.
7. Guarantee of Completion Date
Our Obligations:
We, your Signature Homes Franchise Builder, will advise you in writing of the completion date of your new home once your floor is laid (in the case of multiple floors, the ground floor). Should we fail to complete your home by that date, we guarantee to pay your reasonable accommodation costs and any other reasonable costs resulting from you being unable to take possession of your home.
8. Maintenance Guarantee
Our Obligations:
We, your Signature Homes Franchise Builder, guarantee to take swift action to repair or replace any defective work or materials at our cost for a period of two years. The guarantee will come into effect the date of your home's Practical Completion.
In the unlikely event defective workmanship or materials become apparent, you are required to:
notify your Signature Homes Franchise Builder within fourteen days, so that appropriate remedial action can be taken; and
take any action needed to limit aggravation of the problem until it can be assessed by your Signature Homes Franchise Builder.
Transfer of Guarantees
The Maintenance, Structural & Weathertightness Guarantees are transferrable to another party, should the home be sold prior to their expiry date. The request for transfer must be made in writing within 30 days of the new owner taking possession of the property. Please ask your Signature Homes Franchise Builder for further details.
